Case of the Month: Building Cracks
The case of the month concerns a commercial two-story building with cracks in some of the exterior walls. We were called in to identify the structural damage, and to determine what was due to recent events, long-term conditions, construction defects or deficient maintenance. This turned out to be a complex case with a lot at stake. As the case developed, we assembled a team that included a structural engineer, a geotechnical engineer, and a PhD hydrogeologist to answer the question of “What really happened?” |

The case of the month concerns a residential in-ground swimming pool. On the day of a pool party for his kids, the insured accidentally spilled 5 gallons of dry chlorine powder into his pool. For those of us who are not familiar with pool maintenance procedures, 2 to 3 cups per 50,000 liters added twice weekly during the hot swimming season would be a ballpark measure to achieve the goal of 2 ppm, all other things being equal. The pool was not immediately drained, nor were any countermeasures taken that would have neutralized the chlorine.
Three weeks later, the insured turned in a claim to his insurance company that his 5-year-old pool heater was beginning to leak. Generally pool plumbing is PVC and should not be affected. GEI was assigned to investigate. |

The case of the month concerns an auto/garage fire. The vehicle manufacturer issued a recall notice for an electrical problem. The insured took his nearly new vehicle to the dealer for he required work. He picked up his car about 5 pm, drove home without incident, and parked the car in the garage. About 2 am, he was awakened by smoke and flames. The fire department extinguished the fire and determined that the fire started in the garage. Each interested party brought in their own CFI, but they could not agree as to the origin of the fire. At that point GEI was brought in. |
